Council Approves Plan for Village Gate Development

At its Nov. 17 meeting, the Town Council approved the master plan for the Village Gate mixed use development at the intersection of South Main Street and Ralph Stephens Road.  

The Council approved development plans for three tracts that include:

  • 60,000 square feet of office space within two buildings
  • A 21,000-square foot integrated center, 160 apartments, a child care center and an art park. 50 of the apartments would be reserved for workforce housing.
  • 159 age-restricted multi-family units for seniors. A 12,000 square foot commercial building is planned for the tract, although it was not covered under the Nov. 17 plan approvals.

In other action Nov. 17, the Council voted to allow changes to the phasing of residential and mixed- use portions of the Peterson Station development at Sunset Lake and Stephenson roads. 

The Council agreed to allow the developer to begin construction on stand-alone apartment buildings before the mixed-use buildings because of COVID-19’s impact on small retail businesses. 

The development agreement approved in 2016 had required that buildings with ground floor non-residential uses come first. The requirement was meant to ensure that Peterson Station did not wind up as a residential-only development.  

The approved agreement includes a new traffic light with lane additions and medians at the intersection of Sunset Lake and Stephenson roads. 

In other action, the Council approved appointments to a steering committee of residents and experts for a revamping of the Town’s Comprehensive Transportation Plan.
